@els would you be willing to calculate the price of unit A2 (my father’s, because he will mostly likely switch to A1), with and without taxes and VAT, for the slide deck? TIA!

I really have a memory of a fish, starting off again the calculations without vat and without fees of architects and bureau d’études. This lead of course to big differences with the previous amounts so I broke my head over it last night. I am quite convinced the figures are ok, but would feel more comfortable if there would be a second pair of eyes checking these values.

  • I started from v6 of the estimation file and redid the calculations for all units so they would be consistent

  • I’ve uploaded the simulation file without taxes and vat on NC (same folder as the simulation file with taxes and vat)

  • i’ve calculated the prices for the 2 studios on the ground floor of Asterix: the one of your father and the other one that will be left over

for your table: the prices without vat and taxes, without options, based on a 750 euro/m2 finishing:

Thanks a lot for that. As discussed on Signal, I don’t think it’s possible to update the prices we communicate every time there is a change to our simulation file, so I opted to deduct 5000 euro from your new prices to make them consistent with the prices we have in our communication materials.

For clarity: I moved the posts about re-calculating the price of the units (without VAT and taxes) to this thread. We are using this version of the prices in the public slide deck since 9 May. In the final version of the slide deck (the one that I present) there is also a slide on the complete price.

The slide with all the caveats (garden, common spaces, good relationship with your neighbours) has been there a bit longer, and the one that says “a shared life = a richer life” has been there since a week or two.
