I’ve been thinking about this, and it might be better to present the price without TVA and notary fees, because psychologically, the first impression/idea will be the one that sticks, and saying afterwards why there is a gap might not be enough…
Deconstructing the price to discount the VAT and notary costs may not be as easy as it seems. This is what they do in Volta, where they say something like “the real price is approximately 15% higher”.
I personally much prefer to say with precision what the price is going to be, up to a point that I’d really like to stand for it.
One idea to try to solve the same problem, is to have a closer look at the Immotheker calculation tool. A possible hypothesis is that this could be the place where it goes wrong, given that it calculates a mortgage for apartments as they are listed on real estate website.
I don’t have access to Nextcloud now, but I can have a look at this later. Or if somebody hears a calling, feel free of course.
Yes, I think it’s good to say it with precision. But I feel that getting there progressively could help (the same as we progressively accepted higher prices…). But that was just a thought, doer decides!

For the ad on Immoweb I would definitely put the prices without VAT. @reef-recruitment, will you be asking someone for a peer review of the ad before you publish it?
i can calculate the prices without vat. But so to be sure:
