Alternative design for O8 and the two 2BRs in Asterix

@Sarah, following up to the question you asked during the plenary, on whether it is possible to shift 5 m² from O8 to O9, the architects replied that this isn’t possible. The maximum they can shift is 2,5 m², but they don’t recommend it.

following what was said during last coordination meeting, I would like to again ask in next weeks’ architects meeting if we cannot convert the newly created 3 bedroom in a 2 bedroom and 2 studio’s, even though they previously said that by converting the 3 BR on the top floor of obelix, we needed to recreate a 3 BR somewhere else.

  • we notice that it’s difficult to attract families/to sell the 3 BR apartments, and we still have 4 3-BR now to sell.

  • currently we have 21 units, and the proportion of 1 BR-studios / 2BR / 3-4 BR is 7 / 7 / 7.

  • in the past the architects said that we don’t need to exactly follow the proportion of 1/3 - 1/3 - 1/3, it should be more or less this proportion . Converting a 3 BR would change the proportion into 8 / 8 / 6. I don’t get why now they say we do need to exactly follow the 1/3 - 1/3 - 1/3 proportion.

  • the group will follow this change, and no FM will want to change units.

  • First negative is extra work for the architects: weighing, plans + details (but layout of 2 br can be the same of the one on the 2nd floor of Obelix). To check with them if that would endanger the introduction of the permit before the end of June.

  • Second negative: the risk that after introducing the permit, the region/commune will say we need to have an extra 3 BR, which might lead to a longer ‘permit approval’, but maybe that is something than can still be checked with them beforehand?

  • Third negative: some inclarity towards the exploring/associate members (but if i am not wrong, no one is interested in the duplex 3 bedroom for now)

=> I don’t think we have anything to loose in asking the question, but if you would object me asking, let me know before Monday 02/06

Agreed wholeheartedly.

Three considerations:

  • I believe we asked this question. I seem to remember that a condition for converting O8 into a 2 BR was that we needed a 3 BR elsewhere. But ok, we can ask again. (I personally strongly dislike changing requests about the plans every two weeks though, especially so long after they are supposed to be final. This is not how I like to work together with the architects)

  • If there would be a risk that it endangers the permit, or that it would take more time (second negative in Els’ list), it’s a no-go for me.

  • What will happen to my father’s unit in case the units in Asterix become 2 BRs?

I do too, but the architects give contradictory answers (or they seem to be contradictory to me). And maybe i would like to just understand what this contradiction is about (maybe i misunderstood certain things).
We don’t ask to change for the sake of changing. We are learning things now that we assumed differently before. And I think it’s in their interest as well, I assume that it will have an impact on them too if we cannot sell all our 3 bedrooms by the time we have received the permit. So preferably I would like somebody to explain what the situation is right now, what we conclude, what we tried, what the result is, so they understand the why behind it (and i might not be the right person for that)

I wouldn’t propose to make 2 extra 2 bedrooms in Asterix, but to create a 2 bedroom on first floor of Asterix, and have 2 studio’s on ground floor of Asterix, to keep a more or less balanced proportion of units: 8 / 8 /6 and not 7 /9/6, and so your father would still have a studio on the ground floor of Asterix, maybe the shape/size will be a bit different
