Details about the planning to inform the contingency plan

I’m leaving a post here for our (and everybody’s) reference about the planning from now until 2028. It is saved in the Team Reef folder > 2025 proposals: Login – Nextcloud

Additional points that should inform the contingency plan:

  • The latest moment to sign the basic deed is December 2026. If we miss that deadline, we lose the abattement on the site, which is a lot of money.

  • The group doesn’t need to be complete to sign the basic deed though, so in principle, that December 2026 deadline is a bit of a red herring.

  • In principle it is possible to start the construction works with an incomplete group. The questions to be asked here are about cash flows and about how much risk the group would be willing to take.

This is not related to the abattement but the recovery of 36% of the registration fees we paid in Dec 24, i.e. up to 45k.

It’s the collective rebate on the site indeed (so not the individual households’ one), but if I’m not mistaken this one is also referred to as “abattement” on notaire.be, hence the confusion.
