Feedback on the pricing of the units without VAT

Sharing some info I received from Marcel and from myself (as buddy and as one of the people that gets contacted for extra info on the simulation file)

  • the prices without vat create confusion (and in the end what you need to pay is the price with VAT)
  • they also add complexity to all the figures (casco prices, finishing prices,…)

I know the argument to have them was to have comparable prices with the prices on immoweb,… So I am aware there are some pro’s, just wanted to share this feedback, feel free to keep things as they are…

As a fresh associate member, I agree. The first few weeks, things can be overwhelming for new members. The financial aspect is important, and it has been quite unclear for me and my partner in the beginning what exactly is expected of us financially; with all the onboarding documents and the different numbers that we see, it has been difficult for us to realistically asses our financial situation for the project.

Thank you for the feedback, Els ! I shared the confusion with Sterre , and i agree that we should include the VAT, the price for balconies and the finishings, basically everything included.

@reef-external I’ve added a card on the Kanban for next weekly meeting.

Same here as Sterre, I agree with Wenwei! The price I had seen on the online presentation mid-June for the studio I target jumped by more than 43% with the new August budget sheet :') I was not psychologically ready haha

Team External debated this matter in today’s weekly meeting. Our proposal is to list both prices:

  • excl. VAT, including all mandatory elements
  • incl. VAT

Clearly stating that to compare with other listings, buyers should look at the first price but to look at their budget, they should use the second.

Does that make sense?

With respect, but we have discussed all this already at length some time ago (see Communicating Reef value for money: some data)

Here’s what I remember:

  • There is significant group of people who thinks that we should advertise the price with VAT, to give a realistic estimate of the price.

  • There is a valid argument in favour of advertising the price without VAT, because you do want to have a price that is comparable to what can be found on immo sites. Without this the risk is too high that people don’t understand it’s with VAT and they will walk away right away.

The compromise we found is this:

  • Online we advertise the price without VAT.

  • At the presentation we add a slide with prices including VAT, without options or safety margin.

During the presentation I emphasize that the price calculation is more complicated than what we can explain in one slide or at the presentation (options, finishings, safety margin), and that the recommendation is to get together with their buddy first thing to fill in the price calculator.

As much as it sucks, I don’t think there are any good solutions to this, and I think the way we are doing it now is about as good as it gets.
