Site rue Pierre Schlosser (Anderlecht)

The architects have a client who bought a plot in Anderlecht and got a PU (permis d’urbanisme) for it. He now wants to sell the plot with the PU.

The main facts about the site:

  • Probably too small for 25 (big) units, only 16-18 (according to the architects), around 1200m²

  • The initial project is not very interesting, the architects would have to start from scratch

  • There are other warehouses next to it, including an adjacent plot that would make for an overall surface of 1800m²

  • We don’t have a price

  • We have the name and telephone number of the seller

  • Big problem for the current owner (there had to be one): the commune of Anderlecht insists on keeping a warehouse on the (back of the) site which is not in a good state and is very close to the house which makes for not so great views; also Anderlecht asked for “espace productif ou équipement collectif dans le projet”

All the paperwork around the site and the current project is saved in this folder and the site has been scored under AND-*.

Great. How about we score the site like all the others, and then you see whether you want to send it for a pre-feasibility study?

I did (under AND-*), it’s really a question of size…

Maybe with a reduced need in sqm per unit this site could fit?

Indeed, but then we would have to change the size criterion for all the sites - let’s talk about it on Friday.
