I had to some research at work about the 2024 recast of the Energy Performance of Buildings Directive. As it will somewhat affect us (but also because I’m a nerd 
) I am sharing a short post about this topic.

The way I understand things, this will only mildly affect us, because Brussels’ building requirements are far ahead of the curve, and on most issues already compliant. Nevertheless it’s probably worth mentioning that the Directive will require that all newly built buildings in the EU will need to be zero-emission buildings starting from 2030.
Other than that there are requirements on charging points for electric vehicles, having enough bike spaces, solar energy etc.
But the one feature that stands out (in my nerdy opinion) is the clauses on life-cycle global warming potential (GWP). And this will even apply to The Reef: starting from 2028 buildings of more than 1000 m² will need to report on the life-cycle GWP of their building, meaning all the CO2 emissions that were generated for the construction materials etc, and all the emissions that will be generated at the time of demolition.

Where it gets interesting again, is clause in Article 7.5 that obliges Member States by 2027 to adopt a roadmap detailing maximum GWP values. This will probably no longer apply to us, but I am confident that it will change the market and thus the choices of the cohousings that will come after us. Yay for the Green Deal!
