I like the ownership model pioneered by Mietshäuser Syndikat in Germany (“rental building syndicate”). You might find it to be an inspiration. A bit about that is available here on the forum, with some weblinks inside:
That has already been done … we have Mietshäuser Syndikat in Germany, which pioneered the legal mechanism for that. Basically a limited liability company under the exclusive control of an association, and all tenants become members of the association automatically (which is low cost and low admin, in contrast to changing a manager of a company).
The legal construct in other jurisdictions will be slightly different, and so far I’m not aware that it has been done anywhere else. At least the Miet…
I just remembered a housing model that is a bit famous in Germany and that could be adapted for the Reef 2.0. Advantage: the Reef 2.0 organization would outright own the building from the start, not having to leave an “upcycled” house after 10 years or something. And the organizational form protects the building from ever being sold again to a profit-maximizing investor.
