Level - 1 (underground) of the front building (Obelix)

Here is the proposition of the architects for the -1 level (to be found under ‘Team Building/Plans/Plans proposition 1 (06-12-2024)’, that will be brought to the PM of 16/12/2024

Attention point: the calculation file that goes with the plans in this same folder, doesn’t take into account this ‘level -1’.

Some extra info from the architects:

So they integrated

  • a space for the big bin containers

  • an atelier of 20 m2 brut

  • a technical space (the exact m2 can still change in the discussion with the technical experts)

  • a provisional division of the private cellars. Once the exact m2 of the technical space is defined, they will draw a final version of these private cellars (trying to take into account the m2 of private cellar indicated in Le Programme)

When we asked if it is obliged to have a private cellar space per unit, their answer was: No, but it is obliged to have a storage place per unit: this can be either a private cellar space or a storage space in the apartment itself.

Based on the request made in the PM of 05/01/25, I did a rough calculation of what the current members indicated as preferred and minimal size for their private cellar space, based on Le Programme of mid 2024 (wishes might have changed in the meantime).

I did also an extrapolation of what cellar space we would need to foresee for the leftover units

This is the result (assuming Oaktree won’t wish any cellar space)

In the proposition of the architects for the Level -1, a surface of 83 m2 private cellar space is foreseen.

Conclusion

If we would go for the minimal private cellar space, we might be able to introduce the 16 m2 of buanderie on Level -1 (based on the current plans)

Very clear , thank you Els. I think this brings us back to Lie’s point on creative, modular storage solutions, which seem to exist (link), but not sure what the archies think about (i.e. regulation?) .

the architects gave answers to the questions that were raised in the PM of 05/01.

Answers to be found in this post

Q: Is what was presented by the architects the maximum size (235 m2 brut and 83 m2 cave privative)?

A: The limits in the length are determined by the carrying structure of the building. It is possible to make it bigger, but this is not ideal. We want to keep a constructive logic (at a reasonable price that is). The fact to stay at a certain distance from the neighbours limits the risks that the neighbouring buildings will move. (to be confirmed by the ingénieur that will be consulted in the avant projet)

Q: What is the minimum surface of a private cellar?

A: 2,5 m2 brut (there would be a limited number , 4 more or less, to have a private cellar of 1,5 m2 brut)

Q: It’s obliged to have a ranging area , or in your unit, or in the cellar. Can it be a combination: partially in your unit and partially in the cellar?

A: yes

Q: Can the technical space in your unit be used as ranging area?

A: yes

Q: Is there a minimal size of ranging space?

A: no minimum size foreseen according the RRU, you just need to have one.

Q: Can we decide to leave the whole cellar space open, without walls? Can we make it modular with ‘flexibel walls’ or is it obliged to have fixed walls?

A: Yes, we can foresee big collective spaces. We just need to pay attention that we have certain closures that are resistant to fire, according to the norms of the firebrigade

hi all,

a small update , based on the figures of the survey sent out last week (and yes, i love excell and playing with figures). (so without still having the discussion of playing with a ‘modular cellar’)

No drastic changes, the minimal cellar space went down quite a bit, the preferred cellar space went up (results in file under TB/Level-1):
