Hello @reef-coordination
Tonight @Sophie_B and I had a meeting with the architects. See agenda here: The Reef - Edgeryders
Sophie made detailed notes, which are saved in Team Building > S&F > Réunions: Login – Nextcloud
Here I am presenting my own synthesis of the decisions we need to take, and the tasks we need to take up, plus a couple of key points to be discussed at the next Coordination Team meeting.
Overall the deadline for most items is 6 February.
1. Validation of the plans
Guest room
-
We discussed the options in Idefix: against the wall or against the window.
-
Overall this can wait a couple more weeks (not more, because of budget)
Laundry room
- Where to put it to be decided by 6 February.
- 1 level
-
The recommendation is to not make the -1 level any bigger, mostly because it brings extra risks (messing up the neighbours buildings) and extra costs (significant but not specified).
-
It is a choice to be made though, so my sense is the architects just want us to say “yes, it’s fine”.
-
Sharing and modular set-up possible. No individual choices to be made yet, though clarity from the notary is needed on what he needs for the deed.
Balconies
- Send them a list of individual wishes by 6 February.
Idefix second floor
-
Possibility to privatise the hallway. Decision for the household that’s buying.
-
Up to the group to see how to price this. Cost price would be 3000-4000 euro.
Three-bedrooms on Obelix 1st and 2nd floor
- For the “aménagement” it would be better to reduce the terrace surface from 10 to 8 m². Up to us to confirm this.
2. Contracts
Posted the replies here: https://edgeryders.eu/t/final-price-offers-for-the-chosen-bureaux-detudes/20656/13
3. How will the rest of the avant-projet phase work, and how will we keep the budget under control?
We will be presented with several options in the next coming weeks, and at the end of the avant-projet, a budget estimate will come out. It’s part of the process to then see whether any items could be removed to lower the price if it would turn out that the price is higher than what was estimated in the feasibility study.
4. Maximum sustainability: how to go about this?
-
The project already goes far beyond what’s average on the market.
-
They will push the engineers to go for the most ambitious options (within the reason of price).
-
The idea of dedicating a specific amount to sustainability didn’t resonate.
5. Housekeeping
-
Email vs Edgeryders: email is more practical because all correspondence with the experts will be by email (with attachments, which glitch on Edgeryders by email). They suggest we copy/paste the most important messages to the forum.
-
Correspondence with the experts: request to always put them in cc
-
Nextcloud: they will put some structure in their folder
