Hello @reeflings,

Just a quick reminder that the presentation is next week, and that we are counting on you if you indicated you would join us (see Next public presentation – 27 February 2025 - #16 by mieke).

More importantly however, the registrations are still not up to speed. We are currently at about 35, which is ok-ish (only 50% of people who register show up) but definitely not great and certainly nowhere near enough to fill the remaining apartments.

Therefore my request to everybody to spend a bit of time one way or another this week to spread the news about The Reef. Things you can do:

  • Flyers: anywhere you can put them

  • Posters: idem

  • Email: reach out to friends you haven’t talked to for a long time, and ask them whether they would be willing to forward your email to people who could be interested

  • Facebook: share the event on your timeline and in groups you are a member of

  • Instagram: I’m too old for that, but I’m sure there’s something one could there too :smiling_face:

  • Whatsapp: same

@Manoj could you please let us know whether you’d still be willing to take on the making buzz on Facebook task with The Reef’s account?

@Lee it looks like that putting a facebook (and instagram) ad with my account is complex as it’s tied to India. I will check and try with the help of Sophie this evening if it’s easier with her account.

Thanks again for the feedback, I really appreciate it. I have added a slide to the deck titled “Prices: why they are difficult to compare with conventional real estate”. Let’s see how it goes tomorrow.
Along the same lines I have modified the slide on a risk a bit, following up to @alberto’s feedback that conventional real estate also comes with risks.

Apologies Manoj, I somehow missed this message. In light of the news that Meta’s data are used for AI warfare, I personally wouldn’t mind if we wouldn’t send any money to these sociopaths :cry:

The calendar in the Onboarding package has been updated. A few things to take note of:

I’ve added a Q&A session during the current Exploring Member stage, on the evening of 20 March (a Wednesday)… @els, would you be able to do that with me again?

I’ve added a two-part introduction to sociocracy and facilitation for new Associate Members, which I’ll run… @Lee, do you want to add an NVC training as well?

@reef-communitylife - I’ve put a Stammtisch on 3 April, which is a Thursday… not sure if you’d already settled on a date, but wanted to get it on the calendar. No problem to move it if needed…

Ah sorry, I thought we had dates for this already!
Technically it would have been on Tuesday 1st but it’s not that bad if we alter the rules of our already unruly stammstisch! :sweat_smile:
Although I see that in the calendar you have put it to wednesday 2nd instead of Thursday 3rd… I let you decide what you want to do between these 3 dates, depending on what you’ve already said to exploring members…

I’ve been thinking about this, and it might be better to present the price without TVA and notary fees, because psychologically, the first impression/idea will be the one that sticks, and saying afterwards why there is a gap might not be enough…

Deconstructing the price to discount the VAT and notary costs may not be as easy as it seems. This is what they do in Volta, where they say something like “the real price is approximately 15% higher”.

I personally much prefer to say with precision what the price is going to be, up to a point that I’d really like to stand for it.

One idea to try to solve the same problem, is to have a closer look at the Immotheker calculation tool. A possible hypothesis is that this could be the place where it goes wrong, given that it calculates a mortgage for apartments as they are listed on real estate website.

I don’t have access to Nextcloud now, but I can have a look at this later. Or if somebody hears a calling, feel free of course.

Yes, I think it’s good to say it with precision. But I feel that getting there progressively could help (the same as we progressively accepted higher prices…). But that was just a thought, doer decides!
(and sorry, I don’t understand what it is you want to have a look at, so I can’t help!)

For the ad on Immoweb I would definitely put the prices without VAT. @reef-recruitment, will you be asking someone for a peer review of the ad before you publish it?

i can calculate the prices without vat. But so to be sure:
Prices:

  • with the price of the land

  • with the notary costs/fees

  • with architects’ fees (but without vat on these fees)

  • with fees of bureau détudes (but without vat on these fees)

  • with weighting

  • with 4% markup

  • without the options

  • without 10% safety margin

  • with a finishing of 750 euro net / m2

ps: i would be gratefull if somebody could double check the calculations, if possible
