As we are preparing the communication on the next presentation, I would like to cook something that makes the “6 units available” a bit more tangible. The appproach I would take would be to communicate something like “these are the units that may still be free”, and then give a list that includes units which are some people’s last choice.
I have two questions:
Can you please confirm that the list looks like something like this?
Obelix first floor: left (3 BR) and middle (1BR)
Obelix second floor: middle (1 BR)
Asterix first floor: front (3 BR) and back (TBD)
Idefix: ground floor (TBD)
For the price, is it reasonable to take the casco price from the list with the units’ weighting, and add 750 euro x m² net? I’m asking because the last time I spoke to François, he said “750 is without VAT and fees”, which seems contradictory to the information we had so far. I don’t need the estimated prices to be precise, but I nevertheless like to know what I’m doing.
Alternatively, if you could give me a price range for the 1BRs and 3 BRs, I’d would gratefully accept.
Regardless though: can you please ask again for an Excel version of that file, so that we don’t need to copy these numbers like idiots?
can we talk about it when we call on wednesday or friday?
Concerning your first point
I don’t feel comfortable giving you it now as it still depends on quite some answers (that should be cleared out by the 25th).
If you want to prepare it now because you fear you won’t have time later, is it a solution i prepare this part of the presentation? If so, when would you at the latest it to be done?
Obelix first floor: 1 BR: yes definately
Obelix first floor: 3 BR: not sure (for various reasons)
Obelix second floor: 1 BR: not sure
Asterix first floor: 3 BR: not sure
Asterix: back: not sure
Idefix: ground floor: not sure
750 euro’s is indeed not the price including VAT and fees. In the latest simulation file i created, it calculates everything with VAT/Fees included, the weighing, the markup (as i guess you want a 4% markup included). The only input you need to give is the ID of the unit. (it is to be found under TB/plans/plans proposition 1). But if you prefer that I give you the price, it is no problem either. I don’t get the price range though: there is one final estimated price.
for the excel: it’s on the list with questions to ask to the architects. But if you purely want the list of final weighing factors and you want it now: it’s in the simulation file i mentionned above (tab units, column G)
For the first question I think there is a misunderstanding. The list I made is the list of units that may not be taken yet. It is not sure that they are free, but they may be.
For now that’s all I need and I’ll figure something out. No further action required.
For the price range, can you please help me by getting me an approximate price, without options, for:
The 1 BR on Obelix +1 and the 1 BR on Obelix +2
The 3 BR on Obelix +1 and the 3 BR on the front side of Asterix?
I would like to use this in the communication for the presentation, so the sooner the better (but no rush of course). TIA!
