Coming back to a question of yours in the plenary of 13/11/2024 concerning the Taxe de Batisse.
So for me there are 3 uncertainties concerning the Taxe de Batisse:

1. what is the amount of this Taxe de Batisse: 65 euro/m2 as was defined for Matexi? The reason it is unclear is because they are reviewing this Taxe de Batisse, so not sure it has changed allready or not yet
2. x euro per m2 => what are the m2 to take into account?
   • the m2 vendable. In the current FS the architects took into account these m2, they based themselves on what was in the Matexi file (but Matexi didn’t have the amount of common spaces we have)
   • do we need to add the m2 of common spaces ?
   • do we need to add (part) of the bicycle spaces ?
   • can we maybe exclude the m2 of the oaktree units?
3. Can Oaktree be considered as ‘logements inconventioné’, which would mean (as we are respecting the minimum 15% of oaktree units) that the Taxes the batisses would completely be dropped

So your question or remark: we have no idea what the worst case scenario can be. That is correct, as we don’t know if the 65 euro is indeed the price per m2 that needs to be handled

The way I understood it, the commune will have a look at all three questions. I will check on Monday with the architects if that is correct, or if Oaktree might need to deliver some info to get the answer to question 3.

I asked urban this in august, and they confirmed that at the moment the text we have been working with is still applicable (see my email in the mailbox titled “Demande d’information - taxe sur une nouvelle construction”). The question though is whether it would be 50 or 65 euros, depending on whether the site is on “une zone affectée par le changement de PRAS” (something about the fact that the terrain is in a zone where a “changement d’affectation” was decided in 2013).
