Hi Manoj, well done, it looks really good. I would suggest adding that the 750m² for finishings is an average estimate and can vary depending on your choice of materials for finishing your apartment.
And I would also say that registration for our presentation is mandatory Thanks again!
ok. thanks! we can also send the same text again if there is no additional message to add.
@ChrisM would you have time to proofread the draft for the newsletter? I got help from my friend ChatGPT, so I hope it will make for light work!
Saved in Team External > Communication > Mailing list & newsletter: Login – Nextcloud
All done! I’ve used ‘track changes’ to show what I’ve suggested, which is not a lot. You’ll also see that I’ve deleted all the Oxford commas, but feel free to reject these revisions if you have strong feelings about them
Hi @manuelpueyo,
Can you please send out the newsletter that I drafted? It is saved in the usual place: Login – Nextcloud
I’d be grateful if you could not make any changes to the text. If you do, can you please look for a second pair of eyes to make sure that it goes out without any mistakes?
If you could any graphics (I added a copy of the flyer), that would be wonderful too. TIA!
Thanks! Good job! campaign is being sent.
Hello @reef-recruitment,
I just spoke to my father. He says things are still not looking good, and so he recommends activating our waiting list for the 2 BRs.
So the idea would be to send out an email to the people who have registered for the last 3 presentations plus this one indicating they are interested in a 2 BR, telling them in very careful words that there is a possibility that we will have two 2 BRs in Asterix.
Just passing this on. Doer decides.
Thanks Lie. @ugne @ChrisM Would you have any room to take this up? I am afraid I am not very available for the moment, besides the admin of the presentation & the emails that I can do quite easily in between tasks. Thanks already.
I’m happy to do this later this evening, but I’m not exactly sure how to go about it.
I presume that I go to the registation forms and then copy and paste each email address for the 2-bedroom people, regardless of whether they came or not.
And another question: do the people registered for the next one need a different message (as if they are on this registration form, they are planning on coming anyway)?
Yes
If you mean the presentation of this Thursday I would maybe just include them in the same message, as for now our registration form says “waiting list”, which is not the most inviting?
Hi all,
Following up on some of the discussions we had on why people are not signing up to become Exploring Members, I have simplified the slide deck a bit (Login – Nextcloud). I have taken out the part on risk management and the details on how the price is calculated.
What inspired me to do this is that we see an unusually high number of downloads of the slide deck, and an unusually low number of registrations. Maybe there was too much information in that slide deck in a way that it would scare away people?
Presenting the price without the VAT and notary costs does not feel like something I can do with authenticity. First of all there is the report from my father, who says that he has seen plenty of people who perfectly have the means. We know these people exist, it’s just a matter of finding them. Second, not presenting the right price just doesn’t feel right, and I also worry that people, when figuring out about the VAT, will drop out anyway and we will have lost precious time.
The slide deck I have now is closer to the one we had prior to purchasing the site (i.e. more dreamy again). What I envisage is to then do a second session on legal-financial aspects once people are in the Associate Membership phase.
Another thing I would like to do is send out a survey to the people who have attended the last presentations. What I would like to ask is questions like why they were not joining, what we could do differently, and even how they think we should present the price. @reef-recruitment is it ok for you if I prepare a first draft of this? I’d be happy to leave the initiative to you, but I have something relatively precise in mind, so I can get something on paper in 30 minutes.
Feel free to do that Not sure if this is relevant info or not, but in the end I did contact all the people who registered for the last 3 presentations (including this week) to say that there may be 2-bedroom apartments available in Asterix…
@Lee for the presentation of the prices, would it be possible to present two prices:
- how real-estate prices are normally quoted, for comparison
- what they will really pay
This may avoid sticker shock (“shock or dismay experienced by the potential buyers of a particular product on discovering its high or increased price:”)
Hi @reeflings !
Is anyone able to pick up the key from Miro on Thursday before 12h30, and come back to open up at 18h30? Alternatively, you could drop the key at Alberto’s (just up the road) and I’ll grab it on my way to open up as usual…
@alberto - would that work for you?
Also, can we use your beamer and screen on Thursday?
Also, who’s going to be there before for the set up and after for the meet-and-greet?
Easiest is for me to do it. Should be possible. OK for the beamer, etc.
Exceptionally I won’t be there. I will only be there at 7:15.
We are already telling people with a lot of precision how much they will need to pay, so, with respect, this argument is not convincing me.
The challenge we are facing is that our big units are in the upper range of the price fork. This is mostly the result of that wall in Obelix (above the access for the firebrigade) that can’t be moved.
As a result we are unavoidably looking for people who can afford this. We have seen so many people hang around in our group for months, to then conclude that they don’t pass the confesseur, or that they are not willing to pay so much. What happen is that we lose a lot of precious time (believing that a unit will be taken) and also staying behind heart broken. Fortunately, as we can see already in our group, is that these people exist. We just need to find them.
The strategies that are on the table are currently threefold:
-
The slide deck has been simplified, bringing it back to its “dreamier” version. The reasoning would be that maybe the new slide deck was a bit too scary.
-
Team External will convene next week to see how we can reach people who are willing and able to pay for a unit in our cohousing.
-
I will draft a survey to be sent out to all the people who attended a presentation, asking which were the factors that made them decide to not join and whether they have any feedback. This way we don’t need to guess and we can adjust our strategy if it turns out it is necessary.
